  • The Sports Center:
    •  Open from 5am to 10pm daily.
    • Contains a full work out center with treadmills, elliptical machines with TV.
    • 3 pools including an indoor Olympic pool heated to 85f for lane swimming, and water aerobics.
    • There is also a spa, a hot tub, a dry sauna, a steam sauna.
    • A  gym for basketball, pickle ball, aerobics, five tennis courts and so much more.
  • The Activity Center:
    • Open daily.
    •  Contains a library filled with books, audio and video tapes, and computer facilities including printers.
    • There is also a Wood Workshop with a highly trained instructor. In this workshop, everyone is able to use different types of equipment such as band saws, wood lathes and a highly effective dust removal system. The Wood Working Club offers individuals and groups to make their own projects. Some examples of these would be fruit bowls, furniture, etc. and group projects such as toys for children.
    • There is an Art Center with instructors in various media of painting.
    •  The Ceramics and Pottery Club has group and individual instruction with molds to guide a newcomer. Kilns are used to prepare the products for painting.
    • The Craft Room contains has many clubs such as quilting, sewing, stamping, embroidering, scrapbooking and of course just friendly conversation.
    • All the clubs show their products off in the show case windows around the hallways.
  • The Club House:
    •  Has a 400 seat performance hall for concerts, dances banquets, craft shows and such. The Robson Ranch Choir is open to all to join and they perform many times during the year.
    • There are numerous game clubs that meet at the club house including Black Jack, Texas Holdem, mahjongg and many more. One of the more popular times is casino night where slots, blackjack and roulette is played for prizes.
    • Churches and study groups meet weekly at the Club House.
    • UNT is providing Emeritus classes for the residents and the best part of the learning is that there is no reports or tests.
    • Local banks set up operation twice a week for local transactions including withdrawal and deposit.
    • Often local and State politicians, utilities or city leaders will hold information sessions in preparation for a vote or some change in our lives.
    • There are frequent visits from wellness groups that provide health checks and give shots as preventive medicine.
    • The Pro Shop, Bar, Restaurant and Board Room are all in the same building and attract entertainment every week. A BBQ on the patio while watching the sunset is a great way to finish off the day. The Grill has excellent food and you can dine in style or take out.
  • The Wild Horse Golf Course:
    •  Has 18 holes for the novice and skilled golfer.
    • There are frequent tournaments.
    • Guests and outside tournaments are welcome.
    • In the next few years, another 9 holes will be added and once the community builds from  2,500 and 5,000,  a second and third course is planned.
    • The Gen system is used track scoring history on each player so one may play competitive golf with in group levels.
  • Special Events occur during the year including a weekly farmers market in the parking lot, 4th of July Parade, Veteran’s Memorial, Parade of Homes decorated for Christmas, Community Holiday Gala with dinner and dance, Travel Groups to local, interstate and international destinations.
  • Driving ones' golf cart around the neighborhood is very popular and a great way to meet new friends.
  • Walking the trails and street is also popular since the speed limit is 20 miles an hour and safety comes first.
  • The Robson Ranch Dog Park is open two time a day for dog owners. Owners can also use the garden plots to grow their own vegetables.
  • A baseball club called Field of Dreams has become very popular with both men and women. The teams from Robson Ranch play in senior leagues in the area.
  • The Tennis and Pickle ball clubs are very active.
  • Security is very important as the world is becoming more challenging. Residents can feel the security and safety as they enter our gated community. A security patrol is on duty 24 hours a day and is available for emergencies.
  • The Homeowners Association is managed by both Robson members and local residents.
  •  The Architecture and Landscape Committee oversee the rules and enforce the safety and beautification of the community.
  • BBS Realty can provide the prospective buyer or renter the Rules And Regulation for Robson Ranch, the CC&R’s, and the Architecture, Landscape Committee – ALC guidelines for contemplated changes to the outside of the home. The ALC also issues permits for such changes.

It is our pleasure to provide a recommendation for Bill Marshall as a real estate agent within the Robson Ranch Community. We loved our home in Robson and the community, but then we decided that we wanted to spend several years travelling full time within the USA in our RV and also internationally. We decided to sell our favorite home and enlisted the help of Bill. Although Bill is a very busy agent/broker, we never felt rushed during the time he spent with us. Bill is a very attentive agent; he returned all phone calls in a very timely manner and was always on time to meetings.

Bill is very honest about changes that needed to be made to the property in order for it to sell for top dollar. For very few changes, we were able to sell it at the second highest resale price in the history of Robson Ranch. His advice was spot-on.

Bill Marshall managed our rental house on Grandview Drive for 8 years. We were absentee landlords living in Virginia. Bill took care of everything concerning the rental. He collected the rent money and deposited it in our bank account. He took care of all the maintenance in our absence, arranged for new tenants, took care of getting the house ready for the new tenants such as arranging for the cleaning before they moved in. He did other numerous things, such as arranging for a new water heater and a new AC system to be installed. He took care of many of the renters' needs, such as changing smoke detecting alarm batteries and light bulbs, preparing the sprinkling system for winter, arranged for yard maintenance, and the repair of a water leak in the front yard. When we sold this house, Bill took care of the closing in a very professional way. We highly recommend him as a real estate rental manager.
